The drought of listings we had in the first quarter has come back into allignement with the trend from last year. We continue to have lower inventory in 2010 with far fewer bank owned properties being released into the market as indicated on the comparison of 2008 to 2009. 2008 was peak market for bank owned listings. Though the default rate is similar to 2008 that inventory of bank owned homes is not being released to help stabilize prices, while helping manage their balance sheets and reserve requirements.

The drought of listings we had in the first quarter of 2010 has come been relieved and we are back into allignment with the trend lines from last two years. We continue to have lower inventory in 2010 with far fewer bank owned properties being released into the market (as indicated on the comparison of 2008 to 2009 and 2010) when 2008 was peak market for bank owned listings. Though the national and Virginia default rate is similar to 2008 that inventory of bank owned homes is not being released. That helps out in two ways. It helps stabilize prices, and helps banks manage their balance sheets and reserve requirements.
